10 leads → 1 viewing tour from a test of about $100 · 30 min instead of half a day on new leads · self-built
“Doing all this without automation, by hand, in spreadsheets, is hugely labor-intensive. Now everything is in one place, everything's collected, everything's visible: who responded, who wrote what, who went where.”Dmitriy Koshelevsky, founder of Best Time Investment
THE BUSINESS
Best Time Investment, Dmitriy Koshelevsky's company, sells property in Northern Cyprus. The deal cycle is long: a lot of time passes between the first request and a purchase. The key sales step is the viewing tour, when a client comes to see the properties. Leads come from ads and are handled by the company's managers.
BEFORE LEELOO
There was no automation at all; everything was done by hand. A contact could come in at 11pm and the managers did not know whether to call. Requests from several ad managers arrived, but the follow-up was poorly organised: nobody understood how to process them. Records lived in spreadsheets. Ad money was going out, and it was unclear where. Dmitriy called the Facebook ads manager a dark forest.
WHAT WAS BUILT
Dmitriy took a two-day Leeloo.ai Academy workshop and set the platform up himself, with no agency. The explanations went step by step: click this button, then this one. A tunnel, he says, takes half an hour to half a day to build when you know your product and your client. The tunnel logic: a person comes from an ad, subscribes and immediately gets information plus a few qualification questions: what the property is for, what, when and where they want it. Answers and the whole conversation are collected in one place. Those not ready to buy now receive periodic messages: deals are long, and a general offer can be automated. The communication channel is Telegram, so there is no more calling at night. When questions came up, Leeloo.ai support joined a Zoom call and showed where to click. Dmitriy runs the Facebook ads himself: it turned out to be simple.
THE RESULTS
The first test launch on a budget of about $100 brought about 10 people into the tunnel. One of them converted and came for a viewing tour; that happened in the third month of work. Writing to new leads now takes half an hour in the morning, where before it could take half a day. Requests that used to go in the trash now stay in the base and can turn into leads later. Dmitriy names analytics as the most valuable feature: the audience is fully visible.
- 10 people in the tunnel → 1 viewing tour from the first test campaign
- About $100 in ad budget for the first test (from Dmitriy's memory; he does not recall the exact amount)
- Half an hour in the morning on new leads instead of half a day
- First viewing tour in the third month on the platform
- Set the platform up himself after a two-day Leeloo.ai Academy workshop; support helps over Zoom

QUESTIONS
- What result did Best Time Investment get with Leeloo.ai?
- From the first test campaign of about $100, about 10 people entered the tunnel and one came for a viewing tour in Northern Cyprus in the third month. New leads at Best Time Investment now take half an hour in the morning instead of half a day. The figures are the founder's own, from a Leeloo.ai interview.
- What exactly did Dmitriy Koshelevsky set up in Leeloo.ai?
- A tunnel with automatic lead qualification (what the property is for, what, when, where), periodic messages for long deals, Telegram communication and analytics. The founder of Best Time Investment did it himself after a two-day Leeloo.ai Academy workshop.
- How did the work of Best Time Investment's managers change after Leeloo.ai?
- Before, an 11pm request left the manager wondering whether to call. Now communication runs in Telegram, lead answers are collected in one place, and old Best Time Investment requests get periodic messages instead of going in the trash. When questions came up, Leeloo.ai support joined a Zoom call.
